|Recommended: YesSolid Overall — I’ve been happy with my year living here. Good cleanliness, appliances, and room size. The construction has been loud and sometimes bothersome to walk through to get to classes. The noise level is pretty high both in the building and from outside, but it’s not horrible. I’ve had no issues with maintenance or staff.

|Recommended: NoIt's literally only been one day. — Rooms are all different sizes, so you have no idea what you room will be like. Some are adequately sized and some are unlivable. Blemishes throughout the unit. Sticky floors. Ice maker and washer machine don't work. Dryer tears clothes because they get stuck in the drum. Limited furniture of incredibly poor quality. Can't access the balcony despite being one of the main reasons I signed my lease. Drains get clogged from normal use. Outlets are extremely difficult to operate and some get pushed into the wall. Overall poor living conditions and care for tenants despite the high cost of living.

Your issues that you mentioned all can be rectified by work orders, which I see have been placed in our system. Our maintenance team is actively working through all post move-in work orders and will take care of all your needs as soon as possible. In regards to the balconies, we understand this is an important amenity for our residents and they are currently closed for safety for all tenants. We are working actively to ensure that the balconies are open safely and within a reasonable timeframe. We will continue to update everyone as we learn more information on the opening of the space. |Recommended: YesGreat Place to Live, Honest Review — Slate is such a great place to live for college. The amenities are very nice and well thought out. Only issue is that parking availability is sparse and very difficult far away to park on the street over in the fort if you don't get it. I have been on the waitlist for a year and still no parking which is 100-200 a month on top of rent. I have not had to use maintenance staff yet but have heard nothing bad about other resident's experiences. The strip can get loud sometimes with cars driving by late at night but not the apartments fault. The rent was lowered in the spring after I signed my lease in the fall but I was stuck paying the old price, which was a couple hundred a month higher, so I recommend looking for the rent deals and discounts here. The shared room is a really good deal very spacious and every room has their own bathroom, it's cheaper than the freshmen dorms if you get the discounted prices The resident community is great and everyone is respectful of one another. Go Vols and hope this helps anyone looking to call slate their home

We know that parking can be frustrating within the area and understand the inconvenience it may cause to park elsewhere other than on site at the property. We do provide parking on a first come, first serve basis. In the instance that you are wanting to renew be sure to let us know you want parking for Fall2026 and we should have the availability. |Recommended: YesFrustrating place to live — Love this property for the location, cleanliness and safety. However, we have been raked over the coals through the utility costs through Simplebills. And now, we were informed on 7 1 of a change through the resident portal of change in portal managers. Being a holiday week, didn't check emails, assumed payment would still continue on autopay. Nope. Got charged a 92 late fee. Total BS Again, has it's pluses, but beware of the cost jabbing.
Hello Courtney! Thank you for your review! I definitely understand your frustration regarding the SimpleBills utility billing. If you ever have any discrepancies or issues with your billing statements, please reach out to SimpleBills directly and they will work with us to rectify any issues you may have. As far as the new portal, we have sent communication starting in the beginning of June of the migration of the system and was live on 7/1. If you are not receiving communications, it is probably an error with your email in the system, let us know if we need to update this so you can receive communication from the office. |Recommended: YesOK, but could be better — Property is nice, but maintenance staff left a lot to be desired in 2022-23… For 1000 per month, less should’ve gone wrong, and repairs shouldn’t have taken so many calls…
